Our Story:
From Frustration to Foundation
The partnership between Randy and Robert feels inevitable now, but it started with a shared frustration. After years of working for larger builders, watching quality get sacrificed for speed and seeing clients become just another number, they knew there had to be a better way. That better way became R- Squared Design + Build — where clients get direct access to the owners, where communication isn’t an afterthought, and where “good enough” simply isn’t in our vocabulary.

Meet Your Partners
Randy Lampley
Randy Lampley brings the perfect blend of formal education and hands-on experience to every project. After earning his Construction Management degree from MTSU, Randy spent years mastering his skills as a project manager before launching his own successful custom home building company, RL Builders, in 2015.

But Randy’s real education started much earlier, growing up alongside his father in the concrete business, learning that a strong foundation — literal and metaphorical — determines everything that follows.
​
Today, Randy spends his days moving between job sites, ensuring every detail meets his exacting standards while maintaining the clear, consistent communication that has become his trademark. His philosophy is simple: exceptional communication produces exceptional homes.


Robert Counts
Robert Counts represents the second generation of his family to build homes in Franklin, carrying forward a legacy that began with his father’s construction company. From childhood cleanup duties on job sites to earning his Bachelor’s degree in Biochemistry from Lee University, Robert’s path might seem unconventional, but it gave him a unique analytical approach to construction challenges.

His years as a project manager for a local custom home builder taught him the importance of budget management and project flow, but more important, it reinforced his belief that you can’t rush quality and craftsmanship. When Robert obtained his general contractor’s license and co-founded R-Squared, he brought with him an unwavering commitment to the values his father instilled: attention to detail, respect for the craft, and pride in work that will stand the test of time.
